We are informed by the vendor(s) that the entire listed schedule (unless noted) is owned outright by them. ELLIS & ELLIS can give no guarantee or warranty as to the rightful ownership and/or the condition and/or serviceability of any or all of the schedule, and applicants are advised to clarify all details with the vendor (s) and make their own inspections before entering into any agreement.
Costs
All the landlords costs and charges (to date) in connection with the preparation and/or assignment of any lease/agreement is to be the responsibility of the intending purchasers of the business and/or Lease.
Use of premises
Where an instruction refers to, or includes the use of premises, all applicants are advised to consult their legal/professional advisors in order to clarify the permitted use with regard to any consents, licenses and any planning permissions where they are or may be required before entering into any purchasing and/or financial agreement.
Value added tax
VAT may be payable on the purchase price and/or the rent and/or on any other charges and/or payments detailed above. All figures are quoted exclusively of VAT. Intending purchasers and lessees must satisfy themselves as to the applicable VAT position, if necessary by taking appropriate professional advice.
Viewing
All applicants are kindly requested to exercise the utmost discretion regarding the sale of any Business/Property introduced through ELLIS & ELLIS. Please do not approach the vendor(s) and/or any members of staff without first obtaining a prior appointment through these offices.
Lottery
All Businesses/Properties that are LOTTERY OUTLET AGENCIES are offered for sale Subject to Contract and subject to the approval of the Lottery organisers.
Post offices
All Businesses/Properties with SUB POST OFFICE agencies attached are offered for sale Subject to Contract and Subject to the approval of the POST OFFICE COUNTERS Area Manager.
Business / Property valuations
If you are considering purchasing a Business /Property privately or through another agent and would like an independent valuation of the business, ELLIS & ELLIS offer this service at most realistic fees. Kindly contact this office for further details.
Stocktaking
Our STOCKTAKING service is available to any vendor or purchaser (irrespective of whether the Business is purchased through ELLIS & ELLIS) at most competitive rates. It is normal for the cost to be shared equally between vendor and purchaser by prior agreement. Please contact these offices for further details.
